			<content:encoded><![CDATA[<p>If you are interested in purchasing a property and do not have all the cash available, we can now offer financing for the balance of your purchase.  This is called Hard Money Financing and is based on the value of the property, NOT YOUR CREDIT SCORE!</p>
<p>The terms are very simple:</p>
<p>- 30-40% down (depends on property condition)</p>
<p>- $1,000 set up fee</p>
<p>- 1.5% interest only payment due each month (18% per year)</p>
<p>- 6 month term, with option to extend (you will need to pay off the loan in 6 months, or pay an additional set up fee to extend)</p>
<p>- Proof of property insurance is required at the time of closing</p>
<p>All transactions take place at Security Title and come with Title Insurance and a Warrantee Deed (just like any normal purchase you may have made in the past)</p>
<p>Please remember, this is short term financing and you will need to have an exit strategy or a planned move to long term financing.</p>
